The co-ownership council: what is its role and how can you join it?


In a co-ownership property, people often talk about the property manager… but less about the co-ownership council, even though it is just as important. Acting as a true link between co-owners and the property manager, it plays a central role in the management of the building. So, what is its purpose? Who can be part of it? And how can you get involved? Here’s a simple explanation.

What is the co-ownership council?

The co-ownership council is a group of elected co-owners responsible for assisting and overseeing the property manager. It does not make decisions in place of the general meeting, but it plays a key role in monitoring, advising, and facilitating communication.

It is a voluntary body made up exclusively of co-owners (or their representatives), who are familiar with the life of the building and wish to be involved in its proper management.

What is its role?

The co-ownership council has three main functions:

🤝 1. Assisting the property manager

It helps the property manager prepare general meetings, define necessary works, and select service providers. It also provides input on day-to-day management matters.

🔍 2. Overseeing the property manager’s management

The council reviews accounting documents, contracts signed by the property manager, and compliance with budgets. It can request accountability and ensure that the decisions made by co-owners are properly implemented.

🗣️ 3. Acting as a link between the property manager and co-owners

It represents the interests of co-owners, relays their requests or concerns, and communicates important information.

How can you join the co-ownership council?

Inform the property manager or the current council of your intention before the annual general meeting.

Your application will be added to the agenda.

On the day of the meeting, co-owners will vote to elect the council members.

It is also possible to put yourself forward on the same day if the co-ownership regulations allow it.

Are specific skills required?

Not necessarily. What matters most is motivation, common sense, and a willingness to take part in the life of the co-ownership. Of course, having knowledge in management, construction, or accounting is a plus… but it is not required!
